Cottage Lots (Rear-Load)

Cottage lots are the smallest lot within the Reserve, but allow lots to accommodate "center hall" plans with rooms flanking a center circulation corridor. Cottages generally have a wider expression of house width, height and massing along the streetscape which allows more rooms on the second floor which provides greater mass and height. This massing allows Cottages to be compatibly and seamlessly situated across the street from front-loaded Village Homes.

This typical "Cottage" floor plan offers a layout and livability that utilizes "center hall" circulation, the floor plan accommodates a two-room wide layout and the ability to incorporate true "great rooms" with kitchen/breakfast/family room combined.

Village Lots (Front-Load)

With minimum 55 foot wide lots, Village Homes are wider lots than the typical 48-foot wide Cottages and also have front access driveways which will differentiate these lots. The house plans that fit on the lots will result in a less continuous street wall massing and more open side yard spacing in the overall streetscape. Village Homes will typically have a "center hall" floor plan.

The presence of the front facing garage located to one side of the house results in different massing for Village Homes in comparison with rear-loaded Cottage lots. In addition, the yard areas will be configured differently from rear-loaded homes with the Village Homes typically having a full backyard across the width of the lot.

Manor Lots (Rear-Load)

With a minimum lot width of 60 feet, Manor homes are the widest rear-loaded lots in The Reserve. Manor lots are at least one-third wider than the typical 48-foot wide Cottage lots and will help to open-up a sense of greater spacing between the mass of adjacent homes in the streetscape.

Manor homes can accommodate the same "center hall" plans as Cottages with rooms flanking a center circulation corridor. The wider lot width of these homes results in a wider expression of house width, height and massing along the streetscape when compared to the Cottages. In instances where Manor homes are situated on wider lots, the resulting house forms have the ability to present some of the widest and largest homes along the streetscape in The Reserve.
